SUMMARY
Schafer Richardson, LLC is a real estate investment company providing development, management, leasing, and construction services to its commercial and multifamily real estate portfolio in the Upper Midwest.
The Area Manager will be responsible for the operational success, financial performance, and compliance of a small mixed portfolio of LIHTC, Section 8, and market-rate properties. This role requires a skilled leader with experience in affordable housing programs and market-rate management, with a proven ability to execute lease-ups successfully.
DUTIES AND RESPONSIBILITIES include the following. Please note, the job description is not intended to be all encompassing. Other duties may be assigned as needed.
Key Responsibilities:
- Portfolio Management: Oversee daily operations, financial performance, and compliance across LIHTC, Section 8, and market-rate properties. Ensure a seamless integration of affordable and market-rate management strategies within the portfolio.
- Compliance: Maintain compliance with LIHTC, Section 8, and other regulatory requirements for affordable housing. Ensure all market-rate properties adhere to company and legal standards.
- Leadership & Team Development: Recruit, train, and mentor property managers and on-site teams for both affordable and market-rate communities. Foster a results-driven and collaborative culture.
- Lease-Ups: Lead and support lease-up efforts for new properties, ensuring occupancy and financial goals are achieved. Work closely with the marketing and leasing teams to implement successful strategies.
- Resident Relations: Address resident concerns and ensure a high level of customer service across all properties.
- Financial Oversight: Develop and manage budgets for both affordable and market-rate properties. Monitor financial performance and implement strategies to optimize profitability.
- Marketing & Leasing: Oversee marketing and leasing efforts for both affordable and market-rate properties. Collaborate with the marketing team to drive occupancy and retention goals.
- Property Maintenance: Ensure all properties are well-maintained and adhere to company standards, regardless of type. Coordinate with maintenance teams to address repairs and improvements promptly.
WORKING HOURS:
- This position requires a commitment to working 50+ hours per week, depending on business needs
- Candidates must be adaptable and willing to work beyond standard office hours, including evenings or weekends, as needed to meet role requirements.
- Must be available on a 24-hour basis to resolve issues and/or provide service as needed.
Education/Experience
- Five (5) years of property management, including experience with LIHTC, Section 8, and market-rate properties.
- Proven success in lease-ups and achieving occupancy goals.
- HCCP, COS, CPM, CRM, or other affordable housing certifications are highly desirable.
- Bachelor’s degree in real estate, finance, or business preferred.
- High school diploma or GED required.
- Yardi and/or Yardi Affordable experience preferred.
Knowledge, Skills, and other abilities
- Strong leadership and interpersonal skills
- Deep knowledge of LIHTC, Section 8 regulations and market-rate operations.
- Proficiency in property management software (e.g. Yardi, Rent Manager)
- Strong financial acumen and budgeting skills
- Ability to manage diverse properties and meet tight deadlines.
- Experience using Microsoft Office including Word, Outlook, and Excel.
- Ability to communicate and work well with all levels within and outside the organization.
- Ability to identify and solve problems.
- Demonstrate clear written and verbal communication skills.
- Excellent customer service skills.
- Professional presentation and conduct.
- Strong work ethic and commitment to organizational success while adhering to SRRM and Fair Housing policies.
- Must maintain confidentiality of all matters relating to the company.

The employee in this position must frequently communicate with residents as well as other Schafer Richardson employees and must be able to exchange accurate information in these situations. While performing the duties of this job, the employee must be able to remain in a stationary position 50 percent of the time. The employee operates a computer and other office productivity machinery (i.e., a computer, copy machine, and computer printer). In addition will occasionally lift and/or move up to 15 pounds as well as move about inside the office to access computer equipment and/or throughout the building to handle cleaning and maintenance.
Travel:
Travel locally to properties as needed. May also be required to travel to out-of-state properties or to evaluate business opportunities.
