DEVELOPMENT PROJECT MANAGER

Location: Minneapolis, MN
Status: Full-time
Summary:
Schafer Richardson, LLC is a real estate investment company providing development, management, leasing, and construction services to its commercial and multifamily real estate portfolio in the Upper Midwest. We have an exciting opportunity for a motivated individual to join our Development team as a Project Manager.
The Project Manager will work to guide and drive forward multiple commercial, multifamily and mixed use projects. With project sizes ranging from $5 million to $100 million, the Project Manager will make day to day decisions in line with Schafer Richardson investment goals and objectives. The Project Manager must be highly organized and able to drive projects forward, multi-task, and prioritize in a fast paced environment.
Duties and Responsibilities included below. Other duties may be assigned as necessary.
• Provide underwriting and due diligence of assigned projects including financial modeling, market surveys, third party reports
• Execute the development processes while thinking creatively and strategically for optimal outcomes
• Analyze potential acquisition deals including proforma analysis and future cash flows
• Produce and maintain timelines and action plans with critical paths and milestones, coordinating staff and outside parties involved
• Prepare and manage predevelopment and development budgets, operating budgets, cash flow and other necessary project financial analysis
• Cooperate with legal counsel in the preparation of legal documentation necessary to complete transactions
• Manage design and programming of assigned projects
• Negotiate, coordinate, and manage consultant contracts and work including architect, general contractor and others
• Manage city approval processes including land use, development review, and permitting
• Prepare presentations and attend public meetings to stakeholders and community groups
• Manage marketing and brand identity for assigned projects
• Manage leasing team and oversee lease up for assigned projects
Knowledge, Skills and Other Abilities:
• Ability to communicate effectively and develop strong relationships with project stakeholders
• Ability to work independently with minimal supervision and exercise sound judgement when making decisions and escalating issues
• Working knowledge of Microsoft Word, Excel, Power Point, etc.
• Exemplary organization and time management skills
• Detail and numbers oriented
• Strong multi-tasking skills
• Strong writing and editing skills
Experience/Education Requirements
• Three years minimum of prior commercial and/or multifamily real estate development experience
• A four year college degree is required with major course work in real estate, finance, engineering, business administration or another related field preferred
• Strong financial analysis skills and experience modeling in Excel
Travel
• Ability to attend occasional evening meetings
