401 Harding is a 30,000-sf two-tenant commercial building located 401 Harding Avenue in Northeast Minneapolis (Mid-City Industrial Neighborhood). Schafer Richardson purchased the building in 2016 and made improvements including a new concrete floor, roof, electrical service, and multiple entryways. The original industrial feel of the building has remained intact with the preservation of the exposed metal deck, crane system, clerestory windows, and high 22’ ceilings.
Tanek, Inc. provided architectural services during the renovation, and Synergy Builders completed base building improvements and tenant improvements. Livio Health Group is the anchor office tenant occupying over 70% of the building.

Schafer Richardson started construction on Irvine Exchange, a six-story apartment building with 175 units and 192 parking stalls tucked under the residential floors. Irvine Exchange will have a club room, outdoor pool, fitness center, a dog run, a two-story lobby and an amenity deck that looks toward the Mississippi River and Harriet Island. Anticipated opening is Spring 2019.

The Fisk Building is a 130,000-sf three-story, multi-tenant commercial building located 1621 E. Hennepin Ave in Northeast Minneapolis. The Fisk Building was originally developed in 1920 with multiple additions incorporated in the early 1940s. Schafer Richardson purchased the building in 2015 and made improvements including interior demolition, exterior tuckpointing, site work, addition of a passenger elevator, new electrical service and more.
The Fisk Building redevelopment took place while the building was partially occupied, which required flexibility and careful coordination. Tanek, Inc. provided architectural services during the renovation, and Synergy Builders completed base building improvements and tenant improvements.
Today, the Fisk Building is home to an eclectic mix of mid-sized creative office and commercial tenants.
