SUMMARY

Schafer Richardson, LLC is a real estate investment company providing development, management, leasing, and construction services to its commercial and multifamily real estate portfolio in the Upper Midwest.

The Property Assistant role provides vital support to a portfolio of on-site teams. With a multifaceted scope, the position involves a range of responsibilities, such as delivering exceptional customer service, addressing resident requests, overseeing leasing activities, and aiding in day-to-day site operations. The role’s specific focus will be tailored to meet the needs of the portfolio, ensuring flexibility and adaptability in addressing numerous operational requirements.

Essential to the seamless functioning of the property, the Property Assistant significantly contributes to overall resident satisfaction and operational success.

DUTIES AND RESPONSIBILITIES include the following.  Please note, the job description is not intended to be all encompassing.  Other duties may be assigned as needed based on site or portfolio needs.

  • Provide exceptional customer service to residents and prospective residents.
  • Address resident inquiries, concerns, and maintenance requests promptly and professionally
  • Assist with leasing activities, including conducting property tours, processing applications, and preparing lease agreements.
  • For Affordable Portfolio: Ensure compliance with Low-Income Housing Tax Credit (LIHTC) requirements by staying updated on regulations, implementing appropriate procedures, and assisting with the documentation and reporting necessary for maintaining LIHTC eligibility.
  • Ensure compliance with Fair Housing requirements by maintaining a thorough understanding of regulations and implementing appropriate practices in all aspects of property management, including leasing, resident interactions, and accommodation requests.
  • Coordinate move-in and move-out processes, including conducting unit inspections and managing related paperwork.
  • Support day-to-day site operations, such as monitoring property appearance, ensuring compliance with policies and regulations, and assisting with vendor coordination.
  • Maintain accurate records and documentation related to resident interactions, leases, and property maintenance.
  • Collaborate with on-site teams to address any operational challenges and implement effective solutions
  • Participate in training and development opportunities to enhance knowledge and skills related to property management.

EQUIPMENT:

  • Personal owned vehicle for transportation to various sites.
  • Must possess a valid driver’s license, acceptable driving record, and the state mandated level of insurance.
  • Personal owned cellphone

WORKING HOURS:

  • Core hours are Monday through Friday, 8:00 a.m. to 5:00 p.m.

 Education/Experience

  • Two or more years of residential property management or related experience.
  • High school diploma or GED required.
  • Yardi experience preferred.

Knowledge, Skills, and other abilities

  • Must be analytical and detail oriented as well as have strong organization and time management skills.
  • Experience using Microsoft Office including Word, Outlook, and Excel.
  • Ability to communicate and work well with all levels within and outside the organization.

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. The employee in this position must frequently communicate with residents as well as other Schafer Richardson employees and must be able to exchange accurate information in these situations. While performing the duties of this job, the employee must be able to remain in a stationary position 50 percent of the time.  The employee operates a computer and other office productivity machinery (i.e., a computer, copy machine, and computer printer). In addition will occasionally lift and/or move up to 15 pounds as well as move about inside the office to access computer equipment and/or throughout the building to handle cleaning and maintenance.

Travel:
75% travel locally, to designated site locations, as directed by Regional Manager. This role does not have a designated/fixed location, they will be responsible for supporting any building in our Affordable Housing portfolio.
