FLSA Status: Full-Time, Exempt

SUMMARY:

Schafer Richardson, LLC is a real estate investment company providing development, management, leasing, and construction services to its commercial and multifamily real estate portfolio in the Upper Midwest.

The Compliance Specialist is responsible for daily management of applicant resident files to ensure each property is compliant with all funding requirements.  The Compliance Specialist also supports as well as local housing rules and regulations and company policy.  The Compliance Specialist also assists with lease-up activities of new sites and training of property management and/or leasing staff.

DUTIES AND RESPONSIBILITIES include the following.  Please note, the job description is not intended to be all encompassing.  Other duties may be assigned by management as needed.

ESSENTIAL JOB FUNCTIONS:

  • Track all annual recertifications to ensure each file is completed at least 30-days prior to the effective date.
  • Audit move in and annual recertification packets to ensure each file qualifies under all funding regulations.
  • Accurately review compliance information in Yardi/Rent Cafe, generate tenant income certification for Property Manager to obtain signature(s).
  • Verify all adult applicant/resident signatures are obtained on the day of move in or prior to the effective date for an annual recertification.
  • Audit each digital resident file in accordance with Schafer Richardson’s policies
    to ensure each applicant/resident file is complete and ready for a 3rd party audit.
  • Develop and maintain positive working relationships with compliance team and property management to promote a positive image for the development, housing programs, and Schafer Richardson.
  • Prepares various compliance reports to present to the Director of Compliance.
  • Assist with lease-up activities of new sites, which may include attending meetings, providing staffing support, assisting with processing files, and organization of new resident files.
  • Assist with training of site property management and/or affordable housing leasing staff.
  • Direct correspondence with 3rd party compliance processors.
  • Assist with completing monthly and annual year-end owner reporting requirements.
  • Travel as needed to properties in state and out of state to assist site teams with lease ups, and training compliance.

EDUCATION/EXPIERENCE:

  • High School/GED
  • 2+ years of Affordable housing compliance experience required including LIHTC, BONDS, HOME, and local city affordable housing program requirements.
  • Property Management software experience required (Yardi experience preferred).

 KNOWLEDGE & SKILL REQUIREMENTS:

  • Understanding of Affordable Housing Programs (HUD / State Housing / fair housing) preferred.
  • Proficient computer skills required as well as working knowledge of Microsoft Office Suite, Outlook, and Excel.
  • Demonstrated proficiency and accuracy with numbers and details.
  • Ability to maintain an accurate record-keeping system.
  • Outstanding customer service.
  • Must be organized, detail oriented and have good time management skills while handling multiple tasks and priorities.
  • Excellent verbal and written communication skills. Ability to communicate effectively and interact with a wide range of people.
  • Ability to work a flexible schedule, understanding that your scheduled workdays may vary according to staffing and property needs.
  • Strong motivational skills with ability to self-direct.
  • High integrity – trusted, direct, truthful. Embodies confidence and admits mistakes.

PHYSICAL DEMANDS

Physical fitness for frequent walking, bending, twisting/turning, climbing stairs, continuous sitting and use of computer keyboard. reaching, pushing, pulling, handling and occasional lifting of up to 25 lbs. in order to perform management duties.

TRAVEL:

Travel – up to 30% between property sites

EQUIPMENT / OTHERS:

  • Personal owned vehicle for transportation to various sites.
  • Valid driver’s license, acceptable driving record, and state mandated level of insurance.
  • Employment contingent upon successful background screening and Motor Vehicle Record (MVR) check. Note – MVR is completed annually as part of the company insurance renewal process.
